CANCELLATION POLICY: 

Camping is an outdoor experience, therefore we do not give refunds due to discomforts of nature or early departure.

Campsites:

  • 2+ Weeks Out – Refund minus $25 cancellation fee per campsite OR full refund issued in camp credit
  • 1 Week Out – 50% of reservation issued in camp credit and 50% of reservation forfeited
  • Less Than 1 Week Out – Full reservation forfeited

Cabins:

  • 3+ Weeks Out – Refund minus $25 cancellation fee per cabin OR full refund issued in camp credit
  • Less Than 3 Weeks Out – Full reservation forfeited

Monthly Campsites:

  • Monthly sites are booked one month at a time; and no refunds are given for early departure. A partial month arrival will be prorated.
  • A $250 security deposit is required to reserve a site.
  • The monthly rate is due on the 1st of each month, along with payment for the previous month’s electricity use.
  • Cancellations made 30+ days before arrival will receive a refund of the deposit, minus a $30 processing fee.
  • Cancellations made 0–29 days prior will forfeit the full deposit.
  • The security deposit is refunded after departure, once all electricity charges and fees are paid in full. 

Change Policy: 

  • Reservation arrival or departure dates may not be changed inside the cancellation window.
  • Changes made to decrease occupancy or pets resulting in a credit owed will result in the issuance of a Camp Credit. Camp Credit will remain active on the User Account and will expire one year from issuance.

No Shows: 

Reservations will be held until check-out time on the day following your scheduled arrival. No shows will result in full forfeiture of funds.

Camp Credit expires at the end of the calendar year that it was issued. Camp credit can only be applied toward your site, cabin rental, and add-ons. Store purchases are not included.

RV & Tent Sites Check-in: 1:00 PM  / Cabin & Glamping Pod Check-In: 3:00 PM

All Check-outs: 11:00 AM

QUIET HOURS: Quiet hours are from 10:00pm to 7:00am. No loud music, excessive noise, or disorderly conduct is permitted anytime. Curfew is 10:00pm, all children and teens must return to their sites. Keep in mind, if your site can be heard from another site, it is too loud.

AMENITIES AND FACILITIES: Bathrooms will be closed for cleaning daily. Please remember that all amenities are on a seasonal and weather dependent schedule that may have limited hours during the spring and fall. We reserve the right to close any facility at our discretion without prior notice. Please refer to posted rules and regulations throughout the property for additional information on our amenities.

ACCOMMODATIONS/SITE RULES 

  • The speed limit throughout the Resort is 5 MPH and must be strictly observed at all times for guest safety.
  • Site assignments are subject to change prior to arrival.
  • All RVs and vehicles must be in good working order throughout your stay. Vehicles with fluid leaks are not permitted, and vehicle maintenance or repairs are strictly prohibited on the property.
  • Tents are not allowed at RV sites.
  • As we truck in all potable water, the washing of RVs, vehicles, or any equipment is prohibited. A $50 fee will apply for any washing activity.
  • All sewer hoses must use 90-degree elbows with tight-fitting connections to prevent leaks, as required by Fremont County regulations. Gray water must only be discharged into the designated sewer hookup. Do not flush baby wipes, sanitary napkins, or similar items down the toilet, as they cause plumbing damage.
  • Please respect our native vegetation and trees. Do not attach or hang items from trees or shrubs—this includes hammocks, clotheslines, nails, or any other objects or disturb the ground around any trees or plants. Gathering firewood or removing any natural elements (flowers, branches, plants, etc.) from the Resort grounds is prohibited.

Guests are responsible for any damage caused to the campground’s property, utilities, or infrastructure, including but not limited to electrical pedestals, water and sewer connections, landscaping, buildings, or fixtures.

In the event of such damage, the guest will be charged the full cost of repair or replacement, including parts, labor, and any associated service fees. The credit card on file may be charged for these expenses. By entering the property, guests agree to these terms.

CABINS : You must be at least 21 years of age to reserve a cabin. All cabins are non-smoking and do not accommodate pets. No tents or extra vehicles are permitted at cabins.

Occupancy limits per cabin type:

  • Peakview and Overlook Cabins: Maximum of 4 guests per cabin
  • Valley View Glamping Pod: Maximum of 2 guests.

All cabins accommodate one vehicle only. Additional vehicles must register at the office and receive a car pass to park in the front parking lot. 

No additional sleeping arrangements (such as tents or RVs) are permitted at cabin sites. Exceeding the maximum occupancy may result in immediate eviction without refund.

At departure, guests must leave the rental unit in a reasonably clean condition: dishes washed and put away, and all trash properly disposed of in the dumpsters.

If a guest smokes or vapes in a cabin; scratches the tint on the windows, or brings a pet into a non-pet-friendly unit, a minimum $250 cleaning/repair fee will be charged to the card on file to cover the cost of professional cleaning and repairs.

All damages to the cabin or its contents, whether caused by the guest, their children, or invitees, must be reported to the front office immediately or at checkout. After inspection, repair or replacement costs will be charged to the guest’s credit card. This includes, but is not limited to:

  • Broken or missing items (e.g., TV remotes), Discharged fire extinguishers (if not used for a fire), Damage to appliances, furniture, cabinetry, or dishes, Defacement of walls or bedding, Torn mattresses or covers, scratched tint on the windows.

CAMPFIRES: Campfires are only permitted within the designated stone fire pits provided at each site. Fires may be enjoyed between 7:00 AM and midnight but must never be left unattended and must be fully extinguished before retiring for the night.

Do not burn trash or leave any waste in the fire ring.

Fire Safety Notice: Royal Gorge RV Resort is located in a high wildfire risk area. Campfires are strictly prohibited during Red Flag Warnings, which may be issued by county or state authorities. Guests are responsible for checking local weather alerts prior to starting any fire. Violations may result in fines.

GOLF CARTS : Golf carts are available for rent at the office. Personal electric or quiet gas golf carts are permitted with proof of insurance and must be operated only by licensed drivers age 16 or older. All personal golf carts must be registered at check-in.

Golf carts must remain on designated roads—off-roading is strictly prohibited.

ATVs, side-by-sides, dirt bikes, motorized toys, and any unlicensed or unregistered vehicles are not permitted to operate within the Resort.

OCCUPANCY: All camp and tent sites have a base rate of 2 adults, 2 children, 2 pets, and one car. There will be a $5/night charge per extra adult/child, pet, or vehicle. Extra vehicles will be required to obtain a car pass from the office and park in the Visitor parking lot.

PETS : A maximum of 2 pets per site is permitted. All pets must have proof of a current rabies vaccination. Exotic pets and aggressive or disruptive pets are not allowed at the resort.

Pets must be supervised at all times, remain on a short leash, and be under the owner’s control. Pets may not be left unattended at the campsite or in the dog park. Owners are responsible for cleaning up after their pets; a $25 fee will apply for failure to do so.

Dogs are not permitted in certain areas, including but not limited to the Cabin rentals, pool and pool deck, General Store, bathhouse, and laundry facilities.

Guests with off-leash dogs or disruptive behavior may be asked to leave the Resort immediately, with no refund.

POOL & SWIMMING 

The pool is open daily from 10:00 AM to 8:00 PM, typically from Memorial Day to Labor Day. The spa is open year-round, within the same hours of operation. During this period, the pool & spa area may close at any time due to adverse weather conditions and/or safety concerns. In such cases, the pool will remain closed for no less than 30 minutes, or longer if deemed necessary by management for safety reasons.

There is no lifeguard on duty; all pool and spa activities are undertaken at the individual’s own risk. All persons under the age of 16 must be accompanied by a supervising companion while in the pool or hot tub area. A “supervising companion” is defined as an individual responsible for ensuring the child’s compliance with all pool rules and regulations.

Proper swim attire is required, and all attire must be appropriate for a family-friendly environment.

Pets are not permitted in the pool or spa area, with the exception of working service animals. Service animals must remain with their handler at all times and are not permitted in the pool or in contact with the water.

In case of an emergency, call 911 immediately and notify the front desk.

TRASH & RECYCLING: Please dispose of all trash in the designated dumpsters. All trash must be properly bagged—loose trash is not permitted in the dumpsters. To prevent attracting wildlife, do not leave trash bags or food outside overnight at your site. Large items, including lawn chairs, grills, mattresses, appliances, or furniture, are not to be disposed of on the resort premises.

SAFETY & BIKES: Children under the age of 13 must be supervised at all times (including on your site, while using amenities or common areas, and at the playground area.) Bike riding is a great way to get around the campground and we have acres of gravel roads to enjoy. For the safety of all our guests, bike riding is prohibited after dark.

VISITORS: Guests may host visitors at their campsite. All visitors must register at the office for a $10 day pass.  Please remember to not exceed the site limit of 8 people per site, including children. Each visitor must park their vehicle in the Visitor parking lot, and must be in Guests company at all times. Visitors must leave by 10:00 pm quiet time and are not authorized to stay overnight or leave their cars parked at the Resort. Unauthorized vehicles will be towed.

PARK CONDUCT & SUBSTANCE USE: Royal Gorge RV Resort is a family-friendly environment. To maintain a safe and welcoming atmosphere for all guests:

  • Smoking and vaping are strictly prohibited in all buildings and common areas, including the pool and hot tub. Smoking is only permitted at your designated campsite. Due to our location in a high fire hazard zone, please dispose of cigarette butts and all waste properly inside your camper—not in fire pits or on the ground. The use of recreational marijuana is strictly prohibited anywhere on the property, including all campsites, cabins, common areas, and vehicles.
  • Alcohol may only be consumed by guests of legal drinking age and must be enjoyed responsibly at your campsite. Public intoxication is not permitted and may result in immediate eviction without refund.
  • Illegal drugs are strictly prohibited anywhere on the property.

FIREARMS/FIREWORKS/DRONES 

Absolutely no firearms, weapons of any kind, fireworks, or drones are to be used on the Resort at any time.
